@Eric Melin As others pointed out, flipping is tough and it takes a lot of skill to pull it off (access to deals, acting fast, having reliable contractors, being spot on with your numbers, etc)The majority of people I meet who want to start flipping never do.

In a finance book I recently read, they stated that roughly 1 out of 3 college graduates end up working in a job related to their field of study where 2 out of 3 of college graduates end up working outside their field of study.I recently had a specialized surgeon come to one of my real estate investor meetups asking if there was someone there who could teach him how to door knock to find properties.

I would imagine that being on the registry would make it difficult to find a place to rent so they may be really reliable and careful not to do anything that would get them evicted.
