@Tyrone Marson Running through my numbers again - contractor was about 34k, additional 3k that I spent on appliances (1.5k), paint, tile, lighting, smokes, blinds, screens, vents, dehumidifier, locks, etc.   

If their terms are worse than your regular loan, then you should have your answer.Hope that makes sense how I am describing it but feel free to ask anything additional. 

ROI on cost is circa 7-8% post ADU addition generating NAV of between 20-30% and we are operating at close to 100% occupancy with a pipeline of circa $200m in line of site. 

ADU's and Tiny Houses still have a Kitchen and Bathroom (albeit a little smaller than normal perhaps), but they skip the additional Bedrooms.

We have great credit (800+) and pretty strong income, we could almost take on the second mortgage without having to actually rent the STR, but we would need to adjust our current spending habits.
