It is less stressful to have a paid off property and you will want to get there eventually even if you borrow for a while to build your portfolio.

Signing a new month to month may create stress on a good tenant.

I would highly stress that you choose a syndication attorney over a normal real estate attorney. 

They are a different part of the law governing a completely different aspect of society, and those other areas of law may distinguish between the 2 types of animals.
