Always give people the chance to remedy without involving a third party.Odds are good if they simply tell the neighbor, "That weed smell is really strong in our townhome and I have a medical condition that makes it hard more me to breath with that smoke smell.

Sure it's easy to say starting with small properties is slower than bigger ones but following that theory you should just buy $100M commercial property because you'll make more money.

The payoff method sounds slower, I'd probably only get to the same 10 properties in 35 years (I haven't considered how quickly it'll snowball, maybe the last 5 may take only 10 years to do with all the cash flow from 5 paid off properties), but I'm not desperate for real estate cash flow.
