Kitchen/baths needs gutted and replaced, maybe a wall or two knocked out/moved, flooring, paint.  

That means that you can't possibly have termite activity in the 2nd floor without evidence of some kind where the building meets the ground. 

They are a very nice couple, we had several meetings, I'd put together a lawyer reviewed JV document and the, reno plan for the upstairs suite of 15k to redo the kitchen, add flooring in 3 bedrooms, and paint the interior.

Question: I have been doing remodeling to my home since I purchased it in 2010- made my living room and kitchen area more "open concept" and have exposed concrete flooring which I want to stain and seal.
