So, I would say if you sit down and make a list of all the people you feel like you can approach using your phone book from your cell, your friends list from facebook if you have an account, or any other organization you belong to including family and you speak with all of those people you list and can't find any private money, then perhaps you will have to use a HM loan to do these deals and refi with a bank until you have built 1) enough cash to bypass the HM or 2) have enough equity/relationship with the bank to obtain an LOC.I didn't have enough to flip in the beginning either so I used rental  property to make equity and upon refi ing those properties bought on contract initially with a local bank I gained a large equity position in my properties that I used as an LOC to then enter the flipping market.Hope that helps ya out buddy!

Not worried at all with vacancies as this is a prime downtown location near new development, new organic supermarket and 5 minute walk to 3 different train lines or even a walk to financial district.

Just the fact we have organized rides there shows how much that part of town has improved; I hear a decade ago, it would have been dangerous to be doing that down there.

DBPR licenses and regulates construction trades which impact the structure of a building and affect public safety, including roofing, HVAC, electrical and plumbing work.During this fiscal year, which began July 1, 2014, DBPR has received 462 complaints against unlicensed real estate professionals and appraisers, resulting in 132 investigations and 35 Notices to Cease and Desist against unlicensed individuals in the real estate industry.DBPR also has a coordinated media campaign with proactive public relations efforts including press releases, news coverage, social media and organization with industry associations to combat unlicensed activity statewide.Per Florida Statute, DBPR collects $5 from licensees during the initial licensure and renewal periods to aid in the combat of unlicensed activity.Floridians are asked to report any suspected unlicensed activity by email to [email protected] or by calling the Unlicensed Activity Hotline at 1 (866) 532-1440.
