I finally got my inherited semi detached SFH (C+ working class neighborhood) ready to rent out but the attached house sticks out like a sore thumb and I believe the tenants do it on purpose as a deterrent and intimidation factor. 

Finding a good mentor can help, education helps, sources like BP can help ultimately action is required.  

Are they really able to achieve the projections or will they likely fall short?

And you'll definitely want to get out and network with potential end buyers (here on BP but also in places like your local REIA).

Hopefully your 45k increased the value more than 45k, but almost certainly you didn't 5x it like you would have gotten if you had used the 45k as a down payment on another property.
