I would make sure you have a good team ready to go and be ready to pounce whenever the opportunity presents itself.From the lenders perspective, it can be kind of tricky because there are plenty of properties that cash flow well, but even fully-rehabbed they are less than 100k, which make them difficult to lend on.

Perhaps tax credits or even lower tax rates at the Federal level for a builder to build and sell homes of certain sizes or price points. 

I think prices of properties are still high. 

I guess third option is to sell but I am not sure if you would want that

Specifically, does the regulation still apply if I am the host and reside adjacent to the rental property?

I am trying to sell a property that i own in dayton, Ohio.

However, if the property is partially rented out, will 6 months of the full mortgage have to be saved for consideration or will 6 months of the difference between the mortgage and rental income suffice?

DSCR loans focus on property income, need more upfront money, and work well for quick fix-and-flip projects.
