Definitely see if the renters selected by the builder qualify under your criteria.

Something you may want to consider when selecting the location (some cities don’t allow short term rentals and many HOAs don’t allow short term either). 

I've heard of select individuals doing this but it isn't common.

Once you get in the mental mode of who should I select you are all wrong.

My guess is with Covid and Pension problems in select states you will see a hodge podge of areas that are affected worse than others and over a longer period.

You will want to make sure you are working with a good manager tenant selection will be key.
