Still, all the experience did not prepare me nearly enough for what deals I do now.One more thing, you want to seek advice in everything you do from the people that actually do deals, unfortunately a lot of people want to invest in Real Estate, however they never amount the courage to move on and take action.

I threw this into my spread sheet and I show an ANNUAL cash flow of $1291If utilities are 125 per month total you have an annual cash flow of around $5791.I seek lower cost investments with the same return of 5-6K/year.

So I would say they may or may not be available depending on the area you are investing in but if one person says there aren't any I would look for a second opinion or run an ad on Craigslist or something seeking out people willing to do one.

Under ideal conditions, I wanted to know whether investors would wholesale, flip or hold onto a property like this - with such a large plot of land, rural area with hunting & fishing on site, the sturdy brick exterior many buyers seek & all.As for the numbers, I think the seller is hoping to get close to her stated appraisal value ($252K) but I plan to explain to her that it's out of the question since I am an investor after all (which I stated in the yellow letter).
