If the tenant has skills (I talk with them for a bit to get to know them) then i'll tell them that if they want to make improvements please give me a call and I will reduce their rent to compensate for the work if it is a permanent improvement.They love this - makes them feel empowered and gives a sense of ownership and I get some maintenance and upgrades to my properties with no headache.I do not approve major work, electrical, plumbing changes etc.

@Elly Manuel Having gone to college in Memphis for a while years ago and the school administration told all the students that if we were off campus at night driving to lock our car doors and just run the red lights if there was no traffic because the police would not give us tickets.
