It sounded like a good thing but in all reality I think this type of thing is a huge scam. 

Or would you choose a company that seemingly has done this a ton of times before, that looks professional and trustworthy with experience.False or not, a company seems less likely to be scamming me than some dude off the streets claiming he can "buy my house in cash when he can't even afford a printer".Listen, I know what you are all saying.

Many of these companies are scams.

We weren't planning on going into commercial real estate this soon but here we are, trying to learn what we need to to get it done. 16 unit building/ bank owned 15 units currently occupied. asking price 295k average current rents 600-650/unitMy question is do any of you know of commercial lenders that do NOT require seasoning with your down payment?

This would stop you from having to write in specific clauses for "inventive" students trying to scam the free utilities system you have going on here. 

I just wanted to hear some outside opinions, all of which I am open to, to help put my mind at ease :).

I know im getting scammed, type of thing. 

Some of them are from fake accounts that those promoters use to scam people.
