Many start an LLC for real estate and think they can get a line of credit or business loan - but you do not have an operating business, you are investing.

Your focus on an arbitrary unit count isn't indicative of success and can lead to bad investment decisions.  

But, I would not bet on a boom in rents or prices until 2026 at least. 

Mortgage on my current home (4 bed, 1.5 bath, on roughly an acre, in a quiet neighborhood) is $1445 and the idea would be to rent it out for $2000ish plus all utilities depending on the rental market this time next year but currently that's pretty close to where it would be. 

If you are signing contracts on behalf of others, then you are required to have a real estate license or be an attorney.

I never imagined I would sell or refinance the 2 best ones because I have 2.65% mortgages on them and they cash flow well, but want to make sure my equity is working up to it's ability for me. 

Don’t feel stuck, assuming equity increases and depending on your future loan to value, you can always refinance and other options.

They are claiming the house I'm looking to buy should rent for over $200 what I'm finding on rentometer, craigslist, zillow, etc, and even a rental appraisal from my house's appraisal report.
