Google earth and street view can tell you a lot about an area without actually having to hit the street.After doing some online research you would be well served to burn a tank or two of gas to get a true feel.

However, I did a lot of research and then bought my first foreclosure shortly thereafter, rehabbed it, and was able to rent it to a tenant I really like (and still have) about 60 days later.

We've visited a few times and each time, I learn and research the market even more.

The only reason I say this is because from my research, any "boilerplate" contracts out there just don't cut it.

The PA laws are not very comprehensive and is basically all stemming from the Landlord Tenant Act of 1958 which does not really include specifics so I am researching other states and found more comprehensive information about bailment but no such specifics regarding what's permissible to be deducted from the security deposits or not.If anything, the courts always seem to refer to other states' statues in helping define an area of law that hasn't been written down yet.

I will have researched all of the above and a lot more info before even buying it.

I spend coutless hours researching properties I never buy or even make offers on, and plenty more completing due diligence on other potential deals that I do not do.
