I asked Cozy about this a few weeks ago at the BiggerPockets conference and their answer was that the line "THE LANDLORD, LESSOR, SUB-LESSOR OR GRANTOR SHALL WAIVE THE FEE OR FEES IF THE POTENTIAL TENANT PROVIDES A COPY OF A BACKGROUND CHECK OR CREDIT CHECK CONDUCTED WITHIN THE PAST THIRTY DAYS" allows a landlord to request from the potential tenant a copy of their reports.

I have only had one seller in nearly 10 years ever ask me for credentials or credibility although I was able to fulfill the request most sellers only want to know if you can help solve their problem.

Keep in mind most wholesalers are flipping paper and don't own the house so some of your requests (like a 4hr home inspection) are not possible without the seller being on board.

@Jeff QuinlanI don't see much of a big deal with requesting the tax return or the part of the tax return that shows the rental portion.Seeing the numbers on the return shouldn't provide you any further re-assurance.You should do your own due-diligence.The seller may not have many any repairs/improvements and in which case the building may be in bad shape and you, the buyer, would have larger expenses going forward.The figures on the tax return may be inflated/deflated.etc.
