Make sure your General Partner is active in the community and has a good reputation.

I don’t have a problem with this, except for the fact that it has a reputation for being utterly crime-ridden and unsafe.

I found a reputable contractor, but so reputable that I got ripped off (charged way too much for the renovations). 

You grow your reputation as someone who can make these "not typical" deals work, and that should make it easier to find more people willing to participate.

Are there other PMs you could use instead, hopefully with good reputations, or self-manage?

My intentions with this market is to use it to fulfill social responsibilities and to build a good reputation for my business (simply because I understand the market.)

Clever that Chris Johnson waits until the end of the day, when we are probably tired and overwhelmed with information about Grant funding, that he goes into overdrive with the sales pitch for a company which has a fairly good reputation, but his information was misleading and his associate from the United States (who did most of the presentation for Melaleuca) just rammed information at us. 

@Erik Whiting I would caution the OP that an experienced attorney with an exceptional reputation should be consulted prior to seriously considering a lis pendance filing.
