Im brand new to the world of real estate investing, spending any time i get learning about investing and i am eager to purchase my first rental property and scale up from there.

We have a rental in Alexandria (the Fairfax side), specifically in the Huntington neighborhood that does well as an MTR.

Typically, sleazy lenders will keep repeating no points and show you a great rate, then when you get under contract and see the Loan Estimate you see that there is a 1% origination fee - basically the same as points just packaged differently.

I've been wondering things such as, should this CPA be located in the state where my rentals are or in the state I live in?
