Being able to estimate (or better yet actually determine) square footages, experience in knowing how much it really costs to remove drywall, put in a beam, replace cabinets, run plumbing and electrical; it all comes with walking with contractors/your subs to guess better and better.

So if you are negligent and the city has to step in, they bill it back to you, and put a lien on your property if not paid.Out in Long Island, there is a question whether the owner of the property or the town pays for the removal of dead trees.

It is the homeowner's responsibility to ensure that a vacant property has things in place to prevent break in such as setting up a radio to play while vacant, leaving a light or two on, removing things from plain site.

At that point you'll also need to pay someone to meet with court appointed movers (who you'll also be paying) to go to the home make entry, change locks & remove all the belongings to be placed on the curb.

I recently ran into the same issue, i have a property next to a major University.When the lease was up I gave all 4 tenants ( I rent out the rooms) the option and told them it needs to be unanimous to go forward.I can remove the cable TV and upgrade the Internet speed to highest package available or leave it as is..All 4 agree they prefer high speed Internet and told me they rarely watched conventional TV.I removed Cable TV and increased Internet.

And if tenants don't want it, you now have to remove everything and store it for next tenant. in two years when next tenant moves in and tries to rent it from you, its now obsolete. only way I see it working is if you rent large items, and have a very large portfolio to sustain it, and have personnel to maintain the items. that's with no research into the matter though, just my initial thoughts.
