They would have to be a stellar tenant candidate in every other aspect and I would 2-3x my due diligence on them.....AND there would have to be reasonable explanation for them wanting to do it......99% of the time, I'm gonna pass on this offer......

I would refinance after both units have been rehabbed if there is enough equity to warrant it ideally pulling money out of the RE that can be invested elsewhere (BRRRR).I am far past the point of house hacking (I did it when younger), but besides that aspect I have used this technique as well as this technique with LTR.

I've been trying to stay in the 20 - 25% rance for ROI but more than that starts removing the affordability and desirability aspects of the development.
