Reading through the restrictions, it seems like they’re starting to crack down on “travel rewards hacking,” so not sure if I can combine with the business card to get the companion pass more easily or if I’ll have to “earn” the 50,000 point difference within the year.

In my region, a flip will require about a 30% down payment, and the average project is in the neighborhood of $250K, so I can have 3 flips going at any one time, with a $25K reserve.

After the ten years, the rate can go up a max of 1% per year and a max of 6% more (meaning max of 11.125% max over all 25 years.It took a while to find it :-) Small local regional bank who also happens to have investors on the board.

The deli may not be able to be legally converted to residential space, the zoning may restrict you to 4 units, the space and current mechanicals may not be conducive to conversion.It's also worth talking with local banks and CUs to see what non-FHA low-down payment products they have available.
