This is just me, but when considering buying a park, I have a $/occupied lot figure in my head I use as a quick filter.

You could be his saving grace by giving him a chance to improve and become a good tenant or by clarifying for him that your place is not a good match for what he believes he needs and allow him to quickly move on to another place that's better suited for him.

Hey Richard, based on the numbers you presented that sounds pretty good, the owner occupant strategy with MFH is a great way to grow a portfolio quickly due to the low down payment.  

It can also help you learn to be a landlord while being able to quickly respond to tenant issues because you live on site.I lean towards personal conventional loans if possible because you can more highly leverage and in theory get a better ROI.

Highlands is always a safe bet for rentals and appreciating values. 

If I can find even 3-4/year that would add up to a significant cash flow quickly.

I also threw in some repair cost trying to be safe. 

One tenant of four on the lease moved in on Thursday and moved out Friday saying they did not feel safe in this Nashville  rental.The lease requires 30 day notice plus 3 months rent to terminate lease.

She moved out on the 29th, I had the unit cleaned as she was still moving her stuff out, made notes of repairs and did the quick ones myself that day.
