Today, you need to target heavy rehab projects, listings about to expire, those that went from pending back to active, or those with high days on market. 

If it's a short sale, lender will require it be listed on the open market and trying to circumvent that with a "Subject to" exposes you to acceleration of the loan.

We are very much in the early stages of research, identifying how our wish lists align, location, etc...

I would think most GC s will gravitate to insurance work then work backwards.. and us fix and flip guys who need best pricing possible will be last on their list.

Is getting on a wholesaler's buyer list a good way to go as this cuts out a lot of time and hard work as to finding the great deals?
