Lower end markets are being hit FIRST. but I think they will rebound quicker and easier then the mid-high end markets. for instance the people who are employed in those lower end markets are also some of the highest rate of "essential" workers. so I think what will happen is the mid-high end markets are going to suffer from lack of consumer spending that will likely come from wage loss from people in those 2 lower classes. the owners of those consumer goods and services will suffer. 

However, I have been offering on properties of interest for my clients site unseen with contingencies that protect us.

I don't fault any of the AirBNB operators, any more than any of the other entrepreneurs/business owners suffering right now, because nobody could have seen this pandemic coming. 

The space heaters also ended up protecting our property from frozen pipes.

If you plan to fix and flip properties (or act as GC for other customers) then you probably want to setup the LLC for liability protection.
