I have seen this problem rampant in UT as well with low appraisals and I bet all across the country just due to the fact that supply is so low and demand is so high we are appreciating so quickly that appraisers cannot keep up.

I am out of town a lot with my W-2 job, and my time at home is valuable...so I don't want to waste my time with a guru trying to tell me how to get rich quick.

It can get pricey quickly but if you were planning on gutting it anyway, may be worth it.

The seller can end up with tens of thousands of dollars quickly accruing that they did not anticipate.  

No numbers, no deal, end of story.I bet buy and hold in promising in Twin with a strong rental market and influx of jobs.

I would love to take one side of a duplex but I do not see any 3BR/2BA homes and my wife would not settle for less (even with the promise of cashflow) and I would like to remain happily married!  

The capital promised never seem to appear when needed, and the business ultimately failed.

It was rather frustrating as I thought I was ready to go with a quick close but then had to find another lender. 

I offered cash to beat out financed offers as I thought they would want a quick close.
