Your decisions should be driven by the numbers otherwise it's really just like putting your finger in the air.  

I would say your PM is probably doing okay if:Your units stay leased long termYour money shows up each month on timeYou receive monthly statements detailing incoming funds and outgoing expensesExpenses in the statements look reasonable and normalYour PM is responsive to your calls, emails, etcYour PM inspects the property's annually or semi-annually and documents with picturesYour PM puts all agreements in writingYour PM is proactive and discusses preventive maintenance actionsYour PM accepts being managed by YouYour PM knows when you can raise rents and when not to

Most have amenities that prevent cabin fever. 

While I am grateful for what I made it through this year, life really has knocked the air out of me a little if I am honest. 

Typically in our area there is gas forced air and water baseboard heat. 

Before you dip your toe into house flipping, spend some time researching the average costs of repairs such as a new roof, replacement windows, heating and air conditioning maintenance, exterior paintjob or new siding, hot water heater repair or replacement, and mold removal—and that’s just a handful of possible problems.Create a budget repair sheet and do a walkthrough with a general contractor prior to initiating work.

But three things prevent anyone from really promoting these things:1) Investors balk when they learn that in the real world without government subsidies, 'limited liability' for the investor means limited recourse for the lender.

The system has to heat the whole building and even if you to 'isolate' the non-occupied units, the heat will still migrate there via air flow or simple conduction.

The detailed SOW also prevents getting change ordered to death - the most common cause of cost overruns.

Maybe the renovations are better  (i.e. central heating and air vs.. window units).
