I figure that with reserving the purchasing power for the next deal, the cash on hand will allow me to obtain the next one sooner rather than waiting until I can refinance out of the one I currently have under contract.

Here we get some high winds (which often knocks out power), some heavy rain, and possibly flooding in low lying areas that takes maybe a few days or a week to go away.

If some major issue comes up like a fire, medical emergency, or some other incident at the property i would let my childhood friend take over the damage control by giving him some limited level power of attorney.Im not sure if there are certain limitations I can put on my friends power of attorney but as mentioned before it’s something iv considered doing. 

Information is power and I know it's short of time but any help would be greatly appreciated.

I know it's more powerful than that, but that's what I need, it's cost effective, and the fact that the interface is simple enough to easily do my messaging is what makes me like it.As I move into testing the direct booking waters, I'm slowly getting set up on OwnerRez.
