I'm a long term skeptic about the viability of wholesaling as a full time income stream in Canada due to the relative size of our market(s); low mortgage arrears and delinquency rates; differences in the practices of Power of Sale and foreclosure; and privacy laws.My skepticism aside, folks are wholesaling properties in the larger metropolitan areas.

All rents would be incl. utilities as there is only one meter.Expenses:Property taxes: $3120Utilities: $6,616 (includes all hydro, heat, furnace rental, water incl. water heater rental)Heating: gas powered hot water boiler.This is the nicest duplex I have seen in my area, and it's not currently listed on MLS which could make a cheaper deal possible if we don't use a realtor.

For those interested, it needs the following:Exterior: Paint Shutters & Power Wash all the vinylInterior: Replace Carpet, Paint Walls & Ceiling, Replace switchplates & outlet covers, Paint doors & trimUnpermitted enclosed patio: Relocate Electric Meter to exterior of home.We also put a sign & lockbox on another property which currently has a tenant.

I am still in the process of putting together a Power Team.My original intentions were to stay with the “no money down” REI strategies but I now want to start with Fix and Flips while the San Antonio market is so hot and before our Market bubble bursts and before the national market begins its downswing.I am open to any information from seasoned investors and particularly those here in San Antonio with similar interests.Thank you!
