Truly self-directed Solo 401k plan is more powerful, gives you more control, is cost effective but it will not work for you unless you are self-employed or own a business w/o full time employees other than you and your spouse. 

So I did some research basically it is a technique that can save the sale, commissions for agents and net you a good sum as well.

The power and potential for abuse in HOAs would make me nervous to be a small minority owner.
