Seems like the general consensus is the quality of the inputs and the ability to sensitize them is the most important aspect / biggest challenge, so that you understand the potential outcomes.

@Mark Walker there should be multiple loan types available for each asset type, but deal factors are going to affect what lender you could potentially go to, as well as what you're looking for.

One consideration is to always check the Clue report with your insurance agent during the option period to see insurance costs and potential coverage and past claims.  

But I now advise clients to report rental arbitrage on Schedule E.   

If your intent it primarily to resell (the definition of a fix n flip) then you can't 1031 it.But that being said, there are a bunch of my clients over the years who have shifted their model slightly so they can get the adrenaline rush of fixing and the tax deferral of 1031.
