Net Profit Margin (20.8%) = net Profit (1.5M) / sales price (7.2M)When analyzing for Return, that is a little more involved and usually takes into account each individual players' contribution, the timeframe to get the money back and the amount of profit for that player.

If you purchase a property for more than the assessed value, the jurisdiction will almost always chase that deed that is filed with its recording office.

Would certainly recommend reading the free "Ultimate Beginners Guide" to get on top of the lingo and familiarize yourself with the roles of all the different players in the  market.
