My business partner and I are looking to pivot our strategy into more creative financing with the interest rates going up. 

I'm a land investor and typically I buy and sell vacant land to retail buyers, sometimes work directly with home builders, but I'm wondering if we get into a recession type economy if those two buyers will dry up, and if I should pivot to looking to work with land bankers or people who are interested in land banking.

Assuming you can return the materials you purchased for your original plan, I would pivot and refinish those floors.

If you two have business experience and are extremely clear on your roles, do it.

So, I've been pivoting toward these areas.

If you have discussed the exit strategies you employ, if you are flipping you should discuss  the role the agent will play. 

You may have to pivot, but if it was a good property and one you wanted long term it might be wise to hold.

Create a written agreement that outlines each person's roles, responsibilities, and expectations.
