I'm a naturally handy hard working guy who is looking to put my mind and work ethic to better use after my 9 to 5 job, which don't get me wrong is a pretty great job. 

A few years down the line, I may be able to pick up additional investment properties with some cash saved up, right now, I'm looking at primary residence mortgage with zero money down. 

I just picked up a $5000 check for my 1st assignment deal and with that my wife let me become a Pro member.

For instance, in certain areas rather than pay a property manager we have paid an off-duty cop to pick up rents for $30-50 month (depending on location) and have documentation signs which puts the FEAR of GOD in the tenants and even if they skip out on 1 months rent they NEVER trash the place because they are scared of the law! 

My advise is to go very slow and find some out of towners who have been successful in what you want to do and pick their brains.

Stuff of that nature.

Hi BP,Started picking up rentals late last year and have 1 Condo that is currently rented.  

Any tips you have for new investors to help them wisely pick their anchor properties?
