Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

You can market on their site with pictures, I think it has lease templates, profiles for tenants, and an easy one-time charge option for things like pet fees or utilities.As far as free software for online rent collection, I think this site is the best.

In any case, it would be interesting to hear feedbacks from tenants about their experience, hints, pet resume effectiveness and from landlords (opinion about renting with pets, documents that are required, extra fees etc.).
