The only think that might be relevant in my mind is if the field will be generating noise and headaches (dirty streets, rioting fans, etc.) then this can impact your property value and the type of tenants that will agree to live there.On the other hand, if the school's football team is popular, this can be an opportunity to AirBnB the property and have a tailgating setup (there was a company on Shark Tank that did that).So I'm afraid I gave you the typical "it depends" answer but I hope this gave you a perspective of the pros/cons for your situation.

I just get a little nervous thinking of talking to them but I'm working on my mindset shift and keeping in mind it's not asking for money it's presenting an opportunity. 

This will help you to shift a negative person from just making generalized or over reaction type statement to giving you more of a specific opinion so that you can better understand her point of view.

Anything from moisture to extreme heat to shifting ground to hurricanes to fires to harsh winters to EVERYTHING could happen when you invest in real estate.  

Be honest and let the perspective tenant know you are working with the city to obtain the proper certifications to accept section 8.

I personally like the other townhomes with a Queen better than ours with a King from a look perspective.
