These sellers just don't trust folks (real estate investors) that can afford to send those types of mail pieces; it's just the mindset of the person receiving the mail piece.These niches need a simpler, "uglier" mail piece.

If you were buying a major commercial property, the lender looks a lot less, if at all, at the personal credit of the person who owns the company.

No personal experience...but honestly I've heard good things about section 8 because you are really guaranteed to get paid.
