I personally have done the house hacking strategy with 2-4 unit properties. :) I'm seeing a lot of success with clients using FHA or conventional financing with as little as 3.5–5% down on duplexes or even 3–4 unit properties.

The streets north between Pennsylvania, Kalamazoo, clippert, and Saginaw might be a good starting point since the location is convenient to downtown lansing and msu, and the housing prices can be pretty affordable for the investor.

One of the best ways to find someone reputable for a cost segregation study is to ask other real estate investors who they personally use.

This is just not the experience or caliber of person needed to analyze and judge, and make investment decisions for hard money lending.
