These focus more on the property’s cash flow than your personal income, and we can usually structure them with a lot more flexibility. 

im very slowly growing my buyers list via facebook, you really have to vet the people you talk to to make sure they are not other wholesalers,i post in my area sarasota real estate groups, they can be very large groups with active buyers and other wholesalers / investors

As investors and folks in real estate, how do you see this playing out?

A 1031 exchange only applies to investment properties, and requires you to reinvest all proceeds into a like-kind investment property of equal or greater value—so you can’t use it to buy a personal residence in Georgia.
