I also have to mentioned that the biggest advantage of using AI is for internal company usage, especially in a companies where it has multiple product, multiple supplier , or producing very competitive product ; company like home depot , medical device or even Adobe, can really make killing productivity by leveraging AI.For people in tech, the ability of AI to generate a code , a database or to articulate complex system , is very valuable.I have been moving from search engine to AI too in last few months and result was great.

💪 So a few other people and myself were laid off.Now, onto the next adventure: real estate, baby!

Be sure to rotate your deals with your core group, so everyone knows you are being fair and not just giving all your deals to 1-2 people.

Its generally going to be more cash flow for the first 10 years with no principal payment due - that flips in year 10+ to less cash flow (but most people assume refinanced by then + rents will have likely increased).Property Taxes / Insurance irrelevant here because they will be the same whether you do fully amortizing or interest only

Find people to partner up with that are good at things you are not so you can focus on things you are good at. 

Seeing a lot of success when people have an unemotional optionality for the project and simply run the numbers when the project is complete - put it on the market for sale and for rent and then plug it into a pretty basic spreadsheet!
