If he's showing it as an expense, he should show the income, too.Poor management/bookkeeping.Could be a lot of on-going "bandaids" or there was a big HVAC bill and he's paying off a bit at a time, maybe?

To me it was a no brainer, once I ran the numbers we can make a 15-25% return day in and day out in RE, where as the stock market maybe 10% over time but with a LOT of volatility.
