What are some of the tools you use when you are looking to make offers to sellers and buyers?

it might take you lots of showings and lots of offers to find a good one. 

Multiple offers are now the exception, not the norm.

Usually this time of the years things slow down and inventory isn't flying off the shelf if you know what I mean, but for two different clients I wrote two offers at asking price close in a week cash offers and they passed them up!?

I am looking to hire an experienced wholesale expert that is doing at least 10 deals a month to help me with creating the offers to the sellers and the buyers from leads that I have coming in.

There's some math to it, it's simple math, but once we get that math down then we know how to offer on a property and structure the transaction. 

Others buy at full market when offered great terms.
