There was an alarming number of vacancies earlier in the summer with a lot of people choosing not to renew their leases, but they are able to mostly fill the properties at the reduced prices.I am an agent in Monmouth and Ocean counties and similar to what others have posted we are seeing inventory fly off and bidding wars.

My property in New York about 300 yards from the ocean with a market price of 450k is about $700 a year in insurance.My duplex in Florida away from any flood zone with a market price of $220k is about $2,900 a year.

I was thinking, purchasing a lot on a canal w/ ocean access, placing a conex box SFH on it, and adding a dock w/ a boat slip that would be used w/ the rental.

If it must be deployed right away lest you lose it, I would go on Seeking Alpha and choose a handful of the best REITS, mixed in with some BDC's along with a handful of blue chips and just allocate everything across my selections.
