A credit report can't tell you if they received numerous noise complaints from neighbors, or if a forceable entry detainer needed to be filed to get them to pay the rent and narrowly avoid eviction. 

Would you max out your 10 mortgage limit and buy numerous smaller properties that cash flow, or would you go big and plop that $100k as a deposit on a beach condo or apartment complex?

Clearly, from listening to the podcasts and reading numerous posts there is only so much a classroom can teach you.

After numerous attempts to contact the insurance company, the status of the claim has not changed.

Any of these lists can usually be found online for a price from numerous vendors.

There is an unusual amount of sprawl, however, there are numerous sweetspots (some mentioned above) others such as the Morse Rd. corridor, Hilltop, that are 10-15 mins from downtown and promising for growth. 

I have personally owned numerous pets throughout my life, and believe as a result of experience that concerns regarding damage are greatly exaggerated. 

With that said, in the past 12 years of renting SFHs to numerous families and students, I've never had a family ask about high speed internet.
