Now I’m trying to buy  in a different state and I told my realtor about it again a month ahead of time  and once the week I kept reminding her,  and she says that she did tell the sellers realtor as well a month ahead of time and last Monday.Now the sellers agent saying that it’s Easter weekend and it’s too short of a notice for him,  he says that he needs more than two days notice My realtor says that she did tell the sellers agent on Monday and a month before . 

Starting out you'll notice a mix of different tempos depending on your market - sometimes things will move very quickly and not work out.

If lease is up in July you can give a notice of non-renewal as soon as you buy and speak with them to see if an earlier move out is possible or desirable for them. 

My wife went over to give 3 day notice and observed them moving out.

We were not able to view the property before hand but did have pictures and a assessment of the property to go off of.When we finally closed and went inside to look it over and get a plan together, we noticed that the paint was peeling (the LR and hallway are a lime green and every other room in the house is a different color) in just about every room.

I see this is about wholesaling which I could completely understand your point and I probably should have noticed that before I typed

To complicate things further, when I thought this issue was resolved back in February, I gave the front tenant notice that she had to move out by the end of April (month to month lease).

If the issue goes unresolved we officially serve them a 10 day notice to comply.
