Make sure you are looking at non owner occupied rates when doing your analysis (it's 2x the owner occupied rate).Overall, I think it depends on where you're looking in Providence.

I will look up gas prices on airplane websites that tell you were the best deals are on gas along your route of flight.. this can save a bunch. instead of popping into say Sun valley and paying 8 bucks a gallon X 60  to fill up i can hit Idaho falls small non towered self serve and get gas for under 5 bucks so save 200 dollars right there.

For example, as a Superhost, my new listings would show up higher than a non-Superhosts new listing, and we would both show up higher than a 3 year old listing with only 4 star reviews.

The only other option is non-agency aka subprime, there is more flexibility on the LTV and income as you can do a No Ratio or Asset Depletion or Bank Statements deposits or DSC (debt service coverage)
