Some markets - mine included - are ones where fix and flip deals are not in the MLS.But when you question why would an agent work on a discounted home when they could sell a "regular" home in the same time and make more, you are looking at the industry with a rather narrow focus.It is sort of like saying why would anyone want to run a Target when they could run a Nordstroms.

When you do narrow down your goals and figure our which investment is best for you, make sure you do keep a little bit of that cash pretty liquid to cover unexpected capex costs and other expenses - never deploy your last penny, always keep a reserve as a safety net.With a solid profit already under your belt, you're in a great position already.

I would like to avoid emails that only show 1 property at a time, and me spending time typing in the data into a calculator one by one.I'd rather see it all on one excel sheet where i could make some quick calculations on a broad data-set and narrow down my search...THEN when I find something I would be interested in, I could zoom in on those properties for deeper analysis before making an offer.If the answer is no, are there any sites that do provide this type of service?

Most have no interest in working with investors, and the few who do, aren't willing to put in the type of work needed to find the kind of deals I do.Seeing as I take over existing mortgages, upfront analysis is not something that would help to narrow the field.

And the SEC has set up the operational rules regarding  Reg D 506 B and they require the investor to "self" attest to their own qualifications....wink, nod :)  It is not the syndicator mis-representing the investors qualification in this case.
