Unless the seller is extremely motivated would you do that deal yourself?

If you can't, the 10% management fee is generally a bit high, but I'd keep it because you need to hire a motivated and high quality local property manager who will take this on.  

Agree on most of comments - step 1 is understanding the seller motivation.   

I've run into one of these where someone has the home in trust or was just holding it because they have no motivation to sell.

What I had in mind was buying an apartment complex of over 500k, putting the 200k as 20-25% down payment so I could get a higher price/quality deal.

Keep in mind in my case I have an 800 credit score, two rentals, and a primary home if that changes anything from the banks point of view.
