This is probably OK though because of the nothing down, minimal closing costs, no hassle of upkeep, no hassle of vacancy (at least until death), etc.

I don't know what it's like to evict tenants there now, but when I had the bulk of my portfolio there if you filed an eviction they could delay things for up to 9 months by filing chapter 13 bankruptcies.

My instinct is to advise holding rents slightly under-market as your priority in this situation is to minimize vacancies so as to reduce your personal operating costs.
