I then transitioned to non-owner-occupied bank financed deals and then onto BRRRR deals using private lender financing which allowed me to scale up much faster over the last 5 years. 

Originally was trying to do a seller finance deal and they were open to it, but things got a little complicated. 

You can get financing for a SDIRA but there are only select banks that do it because its non recourse.

It allows you to include the land into the financing with the build.It is becoming very popular in multiple states to find a nice piece of land or land lot and put a "Modular" or Manufactured home on the land.

We have started an LLC and been given the green light from the bank on financing (as long as the numbers work of course).
