Do you have a home inspection contingency that you could exercise and get out of the deal? 

I want to exercise a contract to have control of a certain mobile home .

I've seen people try to average them but that's probably as much of an exercise in futility as anything else.  

We have a mix of young families, retirees, AND many medical students and residents who work at a major medical center less than 10 minutes away.Average home value is $170K-$220K for a 2/3 bed, 2/2.5 bath townhouse.  

If I exercise options on other two buildings I can use same Building plan to create 20 units.

Down the road they exercise their optiin and purchase?    

If they purchase, the option fee amount paid will be reduced from the purchase price to lower the purchase price on the sales agreement, after they exercise their option to purchase.* The property is not sold and title is not transferred until the tenant exercises the option to buy.

Also, for tech, there has been a boom in the bio-medical tech industry here. 

Also, I have had fantastic luck with graduate level medical students.
