Here in OR we're focused on STR's and Multifamily which usually has tight inventory so it can take some time for the right property to come to market..also some of the active listings might still be available later this year and become prospects at more negotiable terms.

Either could make you more money but dependent on market conditions, location, timeline, roadbumps, rates, etc..... 

But HOA are a whole other universeAnytime people buy properties for STR they really need to have a plan B and C for changes in the market and law... the STR is subject to a lot of changes, so you need to be prepared

I did a duplex renovation did fine. very strong urban core market strong appreciation, we see new build activity there, I would stay north of 104. we would build around there and we only do urban core or urban core adjacent in columbus. look at new construction if you can't find inventory you like. plenty of lots all good appreciation in the urban core, strongest rents.

I have a decent 401k that I do not want to leave in the stock market.

Seems like it is a market which is only for STR, and resale is also mostly dependent on that.However, the appreciation for the last 10 years has been significant.
