If you do enjoy it, you should look into reading the book which goes a little more in depth about everything they mention in the podcast.

It's def a bit more in depth than your average Real Estate get rich quick book.  

You should note that, if you rent to individuals instead of a single family - especially if you rent to students - your tenant turnover will likely be higher and your move out costs higher as well, so keep that in mind in terms of vacancy and maintenance costs.If you have photos or other in-depth info that would help folks on BP give more accurate assessments.

Pre Qualified is the initial step, it is very basic in the information it looks at, takes only a couple minutes and gives you a ROUGH snapshot of what you can afford.Pre Approved is much more in depth looking over all your financial information and even going as far as applying for the loan.Most agents nowadays will not show you a home without being pre qualified and then wont submit an offer without being pre approved.

Obviously in depth screening/previous landlords/credit checks/good security deposits will be a major part of the process...but let's put that aside for right now.

Yes, I'm helping L, I had a conversation with the owner coming to an agreement but as I mentioned he retracted his agreement and manipulated a new lease, failed to mention he back dated it (before the girls moved in) showing M as a tenant with the lease expiring.Funny too, another tenant is moving out this weekend, different deal but the owner jacked the rents up 25% to drive them out, another violation here.
